All landlords are aware of the Landlord and Tenant Act 1985 which states that the landlord is to ensure the electrical installation is safe when a tenancy begins and that it is maintained in a safe condition throughout the tenancy.

  PERIODIC INSPECTION 
  • All electrical installations deteriorate over time due to wear and tear.
 
  • It is strongly recommended that rented property is inspected/tested every 5 years or on change of tenant
 
  • This ensures the safety of users against electric shock and confirms the installation is not damaged or deteriorating
 
  • Includes a schedule of inspection and testing carried out and a list of recommendations to bring the installation up to current regulations
 PAT TESTING 
  • Requirement that you protect users of portable electrical equipment from electrical shock and fire hazards
 
  • Portable appliances must be inspected on a regular basis
  
NICEIC  NICEIC is the electrical contracting industry’s independent voluntary body for electrical installation matters throughout the UK. They offer industry-leading certification services, Building Regulations Schemes, products and support to electrical contractors and many other trades within the construction industry.  Safety and competence Contractors registered by NICEIC are assessed on a regular basis to ensure that they are competent and capable of meeting the relevant technical and safety standards, codes of practice and rules of the Schemes they are registered to.  Each Scheme has a defined set of competence criteria that contractors must meet to achieve and maintain registration.  Compliance with building regulations 

Contractors registered to NICEIC Building Regulations Schemes are authorised to self-certify their work without hindrance from Local Authority Building Control.  This saves you both time and money when undertaking work that requires notification under the Building Regulations.
