I was very impressed with my plumber Rob who managed to help one of my customers who had come home to find a massive water leak in her house, considering it was gone 8pm and he was watching football in the pub he helped a damsel in distress - thanks Rob!

Well now stencilling and rag rolling effects on neutral walls and been named the most tastless home design in the last 20 years! Runner up to horrible fads include mirrored wardrobes which were popular in the 90s and I am sure there are still many homes with these fitted in!

Here is a list of the top 10 - happy reading!

1. Paint effects (rag rolling, stenciling, sponge finish 2. Mirrored wardrobes 3. Patterned tiles 4. Animal statues 5. 80s colour schemes (hunter green, teal, peach and salmon, red, blue and black and white) 6. Net curtains 7. Wall mounted TVs 8. Water features 9. Magnolia paint 10. With the ever ending news of the credit crunch (don’t get me started!) people are struggling to move and look for alternative ways to improve the space they a craving.

It is estimated that over 5 million people are looking to have major work done on their homes. With the planning rules in England now changing as from the beginning of Oct 08 you won’t need permission to convert your loft or add a rear extension. These new rules will make the process of improving you home easier; however as a rule it’s always worth contacting your local council www.planning.southglos.gov.uk or www.bristol.gov.uk as it could involve some building regulations.

Before you go ahead with any home improvements did you know that you are supposed to tell your home insurer before starting work, this is to ensure you home is adequately insured for the full amount and heaven forbids anything happens could invalidate you insurance if you make a claim and they are not aware of your plans.

To obtain more information please contact your local council directly.

If this hasn’t put you off I do know a good architect - happy planning!

Modern trends have dedicated a move from traditional bathrooms to contempary styles which have broaden people’s ideas on what they can achieve.

What is a wet room?

A wetroom is basically a shower room that does not require shower screen or tray and has an open, fully tiled shower area. All water is drained through the floor.

Advantages
•	Stylish
•	Can increase value of your home (providing you have a second bathroom which has a bath!)
•	Frees up space in a bathroom
•	Easy to clean

Disadvantages
•	Watch out for wet towels and tissue clogging and covering drainage
•	Would need a professional to install it,some people like to do things themselves but getting in a professional will save you time and hassle.
•	Tiles can be expensive especially the whole area needs to be done, if you use a porpous stone you may need to be resealed every few months which can be a pain.
•	To just have a wet room in your house could devalue your home, most people like baths especially if they have young children so do be careful in your consideration.

Can any one have a wetroom?

Some will say yes and some will say no, however there are some guidelines which will determine if its possible.

Water drainage – A gradient needs to be created so on the floor the water will channel the shower water into the drain. The entire room then needs to be tanked (made waterproof) and one method of this is to install a floor made of WBP Ply which is then tiled over. Another option is to install a ready made sloping shower former – just like a big tray which again can be tiled over. if you don’t want tiles another possible option could be a Hi-Macs system that slopes towards a drain.

To waterproof a room you will need to get the floor primed, lower sections of the walls and around the shower, this will need to be covered in a membrane. Once done tiling can be completed. As a precaution it maybe worth raising the floor so if the drain does block for some reason the room will not flood out underneath the door

For more information please contact FMAT so we can put you in touch with our professional wet room specialists.

All landlords are aware of the Landlord and Tenant Act 1985 which states that the landlord is to ensure the electrical installation is safe when a tenancy begins and that it is maintained in a safe condition throughout the tenancy.

 PERIODIC INSPECTION

All electrical installations deteriorate over time due to wear and tear.

It is strongly recommended that rented property is inspected/tested every 5 years or on change of tenant

This ensures the safety of users against electric shock and confirms the installation is not damaged or deteriorating

Includes a schedule of inspection and testing carried out and a list of recommendations to bring the installation up to current regulations

PAT TESTING

Requirement that you protect users of portable electrical equipment from electrical shock and fire hazards

Portable appliances must be inspected on a regular basis

NICEIC NICEIC is the electrical contracting industry’s independent voluntary body for electrical installation matters throughout the UK. They offer industry-leading certification services, Building Regulations Schemes, products and support to electrical contractors and many other trades within the construction industry. Safety and competence Contractors registered by NICEIC are assessed on a regular basis to ensure that they are competent and capable of meeting the relevant technical and safety standards, codes of practice and rules of the Schemes they are registered to. Each Scheme has a defined set of competence criteria that contractors must meet to achieve and maintain registration. Compliance with building regulations

Contractors registered to NICEIC Building Regulations Schemes are authorised to self-certify their work without hindrance from Local Authority Building Control. This saves you both time and money when undertaking work that requires notification under the Building Regulations.

As most of you are aware I do vet all my tradespeople and I find it very important to meet each and everyone of them as I feel you can gauge what they are like, I have had many an interview lined up but no tradesperson arrive, imagine me recommending their services to you when they don’t even turn up for me!

I am finding that customers are now requesting aerial fitting, domestic white goods repairs, bathroom fitting, oven cleaning, carpet cleaning, window cleaning and general cleaning and that’s a small sample. My builders are still very busy contrary to what the media say about credit crunch and what people are not doing. As mentioned in my previous post, people might not be moving but they are improving!

I have received a number of calls this week from customers who are looking to add an extension whether it being a single one or going the whole hog and have a double one. This can be great assets for any expanding family, plenty of space in a kitchen, which normally doubles up as dining area and family room especially useful with families with young children and importantly offers more bedroom space. Whilst this will set you back somewhat with builders cost, architects fees and planning applications the outcome as a long-term investment will be rewarding.

With estimated moving costs now exceeding £15k and that’s before you have even turned the key in the lock to your new house and you can see that people are turning to the existing properties to maximise potential.

For those of you who are looking at improving your property and look to increase its value long-term projects worth doing are refitting your kitchen and bathroom. Potential homebuyers always look at these two areas and if it’s fitted right and looks good will become a key selling point of your home. You can purchase bathrooms and kitchens for a fraction of the price these days and retailers are always slashing prices, its worth looking out for a bargain there are plenty to be had!
If you have some thoughts on projects you would like to get started than email or phone for more information.

It’s been another busy day for me today - Mondays always brings a rush of jobs, which keeps me busy. I am asked a lot on why I started this business, so I thought I would let you know how this all came about.

Having looked for trade’s people myself when I bought my first property I was at a loss on who to ask for recommendation, I think like lots of people I turned to the trusted yellow book to look up the various trades I needed. So keeping my eyes closed and pointing I came across a TV aerial company, shouldn’t go too far wrong - or so I like to think, anyway to cut along story short they were useless, used the wrong colour cable and drilled big holes on the outside of my house and I only wanted another TV point put in!!

I started finding a few local tradespeople and started my business in May 2004. Not knowing how this was going to turn out it was a risk but after some effort, I started to get customers. Word of mouth has now spread and to date I have over 40 tradespeople and nearly 4,000 customers. I am very careful on who I affiliate with and I will only take on tradespeople who can provide me with four references, qualifications where required and public liability insurance. It is necessary that I get to know each and everyone of the guys so relationships are formed and trust is established.
